Town & Village Estate Agents are able to provide Home Information Packs (HIPs) for selling your home. Town & Village offer a number of payment options, including up front or deferred payment methods at very competitive rates.
Town & Village have their own in house accredited Domesitc Energy Assessor, and as such are able to prepare the Energy Performance Certificate (EPC) part of the HIP straight away, the graphs of which will then be added to your professionally prepared sales particulars, and attached to the details on this website.
From October, EPCs will also be required for new residential tenancies, which Town & Village will also be able to offer.

- What is a Home Information Pack (HIP)?
A Home Information Pack is a set of legal documents that is prepared as a property is put up for sale. It is a now a legal requirement for all properties new to the market to have a HIP prepared.
- What is in a HIP?
A HIP will contain will contain the following compulsory documents:
- An index
- An Energy Performance Certificate
- A sale statement
- Evidence of title
- Standard seraches - local authority, drainage and water
- Commonhold or leasehold information if applicable.
- What is an Energy Performance Certificate (EPC)?
An Energy Performance Certificate gives information about the energy efficiency of a property. The property is given a rating in bands from A-G, similar to the EU Energy Label on 'fridges and washing machines.
The graphs from the EPC will be added or attached to the sales particulars for a property.
The EPC also includes recommendations to improve the energy efficiency of the property and therefore reducing the utlity bills.
The EPC is prepared by an accredited Domestic Energy Assessor or a certified Home Inspector. The assessor will measure your property and will look at your heating, and your loft space. The assessor will also take photographs of salient points for record keeping and quality assurance.
